Worked example

A £350,000 home in England: nothing on the first £125,000, 2% of £125,000 (£2,500) and 5% of the last £100,000 (£5,000) – £7,500. A first-time buyer pays 5% on £50,000 = £2,500. As a second home it costs £25,000. The same home costs £8,350 in Scotland and £7,500 in Wales.

Frequently asked questions

What are the stamp duty rates in England?

Since 1 April 2025: 0% up to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above. Each rate applies only to the part of the price in that band.

How much stamp duty do first-time buyers pay?

In England and Northern Ireland first-time buyers pay nothing up to £300,000 and 5% on £300,001–£500,000. If the price is over £500,000 there is no relief. In Scotland the nil band rises to £175,000; Wales has no first-time buyer relief.

How much is stamp duty on a second home?

In England and NI every band is 5 percentage points higher for additional properties of £40,000 or more. Scotland adds an 8% Additional Dwelling Supplement on the whole price; Wales uses higher residential rates from 5% to 17%.

Do non-UK residents pay more?

Yes – in England and Northern Ireland non-resident buyers pay a 2% surcharge on top of the normal or higher rates.

When do I have to pay?

SDLT must be paid within 14 days of completion. LBTT in Scotland and LTT in Wales are due within 30 days. Your solicitor usually files the return and pays it for you.
